Reporting to the Contracts Manager and working closely with the Senior Quantity Surveying team and Directors, the Site Manager will take full responsibility for the day-to-day management and coordination of the site.
You will lead the site team and subcontractors, proactively identify and resolve issues, maintain programme momentum and drive the development through construction, completion and handover.
Key Responsibilities
- Manage the day-to-day operation of the construction site and delivery of the overall programme.
- Prepare, monitor and manage short-term and look-ahead construction programmes.
- Coordinate subcontractors, direct labour, plant, materials and site logistics.
- Monitor productivity and ensure sufficient work fronts are available to maintain progress.
- Lead the site team and establish clear responsibilities and accountability across all trades.
- Maintain high standards of workmanship and ensure compliance with drawings, specifications and Irish Building Regulations.
- Manage quality assurance procedures, snagging, de-snagging, testing, certification and final handover.
- Work closely with the Health & Safety team to maintain a safe, compliant and well-managed working environment.
- Liaise with the Senior QS team regarding valuations, variations, progress, cost control and site records.
- Identify programme, technical and commercial risks at an early stage and escalate where appropriate.
- Coordinate infrastructure, utilities, external works and housing completions.
- Review construction drawings, raise RFIs and work with the design team to resolve technical issues.
- Maintain accurate site diaries, manpower records, progress reports, photographs and drawing registers.
- Attend and contribute to site, programme, commercial and management meetings.
Experience & Skills
- 5+ years’ relevant construction experience, ideally within residential development or house building.
- Previous experience as a Site Manager, Senior Engineer, General Foreman or in a similar site leadership position.
- Strong knowledge of residential construction from groundworks through to completion and handover.
- Proven experience managing subcontractors and multiple work fronts simultaneously.
- Strong programme management, organisational and quality-control skills.
- Good commercial awareness and an understanding of project cost considerations.
- Strong knowledge of construction drawings, specifications and Irish Building Regulations.
- A background in Construction Management, Engineering, Quantity Surveying or a relevant construction trade would be advantageous.
- Strong leadership, communication and problem-solving skills.
- Full driving licence.
The Person
We are looking for a proactive, organised and technically strong Site Manager who is comfortable taking ownership of a busy residential construction site.
You will be commercially aware, solutions-focused and confident leading teams and subcontractors while maintaining high standards across safety, quality, programme and project delivery.
This role will suit someone who wants to actively lead and drive a project rather than simply administer the site.
The Package
The successful candidate will receive a competitive package including:
- Competitive salary based on experience
- Company vehicle and fuel card
- Laptop and mobile phone
- Pension
- Continued training and professional development
- Excellent long-term career progression opportunities
